Landlord Certificates
All landlords are obliged to provide tenants with safe and wellmaintained
gas appliances. This needs to be proven legally with
a new Landlords Gas Safety Inspection Certificate CP12 every
12 months. Our engineers are Gas Safety Registered and are
up to date with the latest safety regulations. They are able to
conduct safety inspections to ensure that all gas appliances and
installations are working within acceptable parameters at the
time of inspection and who can, consequently, provide this safety
inspection certificate.

Gas Safe Register is the official gas safety organisation in Great Britain.
It replaced CORGI on 1st April 2009. Gas Safe Register is responsible for the registration and regulation of gas engineers. Membership is mandatory for any company or engineer working with gas appliances.

Legionnaires
Landlords of residential accommodation have responsibilities for
combating Legionnaires’ disease. Health and safety legislation
requires that landlords carry out risk assessments for the
Legionella bacteria which cause Legionnaires ’ disease and
thereafter maintain control measures to minimise the risk. It used
to be that the code was only for large scale hot and cold water
systems but this was changed.
What is Legionnaires’ disease?
Legionnaires’ disease is a pneumonia like illness caused by the Legionella bacteria and can be fatal. The infection is caused by breathing in small droplets of water contaminated by the bacteria. The disease cannot be passed from one person to another.
Legionella bacteria are found in the natural environment and may contaminate and grow in water systems, including domestic hot and cold water systems. They survive low temperatures and thrive at temperatures between 20 – 45°C if the conditions are right. They are killed by high temperatures at 60°C or above.
The outbreak of Legionnaires Disease in the Renfrew area, plus the Edinburgh outbreak in 2012, brought the risk of legionella into our consciousness. It is the case that private landlords have an obligation to carry out legionnaires risk assessments of water systems within their rental properties.
Landlords must now do the following:
- Carry out a legionella risk assessment
- Introduce a written scheme i.e. a course of action for
tenants to following in order to manage the ongoing legionella risk. Most rented premises will be low risk but it is important that risk assessments are carried out and control measures introduced.
